Equal Housing:

Availability:

Based on availability of specific apartments.

 

Income:

                    Monthly rent shall not exceed 27-30% of gross monthly income. 

                    If amount exceeds these ratios a co-signer may be permitted. If you are

                    self-employed, a copy of  your past tax return or 1099 will be required.

Applications:

To be completed by each applicant without omissions or falsifications.

 

Credit Check:

A complete check of credit history will be made. Resident & 

Employment Verification must be returned to our office 

within 72 hours after a holding fee on the property is made.

Residence-present and previous residence must have prompt

payment records, sufficient notice given, no damages to unit, must 

have complied with Lease, Rules and Regulations of previous

property and have no outstanding balance owed to a landlord.

 

Employment-Stable employment and income verification. Job must 

be permanent with verification of salary. If you are self-employed, 

copies of your past years tax returns will be required.

 

Credit Bureau-Satisfactory credit bureau rating.

                    Application Fee:  Paid by each applicant for verification of information.

Age:

All applicants must be 18 years or older. (Legal age to enter a contract)

 

Rental Payments:

The monthly rent is due on the first of each month. There will be a late 

charge penalty for all rent paid after the 5th of the month in the amount 

of 50.00 with an additional $5.00 per day until payment in full is received.

All returned checks will be assessed a $30.00 service charge plus, 

applicable late charges as stated above.

 

Holding Fee:

All holding fees and application fees must be received with the application to 

be accepted as complete. The $30.00 application fee is non-refundable.

 

Pets:

No Pets are permitted without the express permission of the owner and the

payment of a pet deposit.
